Get Comprehensive Property Handover Inspection
You have been closely involved in the building of your new house for months. The completion date is just about in sight and you are already making plans on where the furniture will go. But, just before you sign off to take ownership, did you inspect every aspect of the building for compliance and workmanship? Have you had a Handover or Completion Inspection in Canberra?
A handover inspection is an evaluation of your newly built house BEFORE you take ownership. This is where Resicert will go through everything in the property , from foundations to the ridge beam and make certain everything is as it should be.
Inspection in Canberra
A builder must never prevent you (or a person certified in writing to represent you) or your lending institution from examining the building work as authorised by the contract or by regulations under the Act. A contract cannot limit inspections except by restricting them to normal working hours or forbidding inspections that would unreasonably impede or interfere with the building work.
REF: Building Commission: Notice to the Homeowner
Why do you need a handover inspection?
This is your last chance to detect any concerns with the property before you take ownership and the contractor is done . You want everything to be right in order to prevent any disputes with the builder later on who is responsible for the problem and whether it is covered by your warranty.
What will our Home inspector do?
The property inspector will tune in to any specific concerns you may have about anything that may be a problem, but you don’t feel the contractor has given a complete answer for. The inspector will complete a top to bottom assessment , inside and out including:
- Basement walls and foundation
- Roof and flashing
- Exterior walls and siding
- Each room including any fixtures, fittings, door and window hardware
- Drainage (if there was any required)
- Check to make sure all work is complete
- Inspect the quality of the work
- Make sure you are getting exactly what you paid for
You want to be certain you are getting exactly what you paid for.
All of our comprehensive reports are clear and easy to read and are available within 48 hours. You will also receive a thorough verbal assessment before the inspector leaves.
The higher the inspection level, the more detail about the home you will receive in the reporting process.
