You have been involved in the building of your new home for months. The end is just about in sight and you are already planning where the furniture will go, but before you sign off to take possession, did you ensure that you checked every aspect of the build for compliance and workmanship? Have you had a Handover or Completion Inspection?

A handover inspection is an inspection of your brand new house BEFORE you take ownership. This is where Resicert will go through everything in the house, from foundations to the ridge beam and make sure everything is as it should be.

Inspection
A builder must not prevent you (or a person authorised in writing to represent you) or your lending institution from inspecting the building work as allowed by the contract or by regulations under the Act. A contract cannot restrict inspections except by limiting them to normal working hours or forbidding inspections that would unreasonably impede or interfere with the building work.
REF: Building Commission: Notice to the Homeowner

Why do you need a handover inspection?
This is your last chance to find any problems with the house before you take ownership and the contractor leaves. You want everything to be right in order to avoid disputes with the builder later on who is responsible for the problem and whether it is covered by your warranty.

What will our inspector do?
The inspector will listen to any specific concerns you may have about something that may be a problem, but you don’t feel the contractor has given a complete answer for. The inspector will complete a top to bottom inspection, inside and out including:

  • Exterior walls and siding
  • Roof and flashing
  • Basement walls and foundation
  • Every room including any fixtures, fittings, door and window hardware
  • Drainage (if there was any required)
  • Check to make sure all work is complete
  • Check the quality of the work
  • Ensure you are getting exactly what you paid for

You want to ensure you are getting exactly what was expected.

All of our reports are clear and easy to read and are available within 48 hours. You will also receive a complete verbal report before the inspector leaves.
