A handover inspection is an examination of your brand new house BEFORE you take ownership. This is where Resicert will go through everything in the property, from foundations to the ridge beam and make sure everything is as it should be.

Inspections in Perth

A builder should not prevent you (or a person authorised in writing to represent you) or your lending institution from inspecting the building work as authorised by the contractor by regulations under the Act. A contractor cannot prevent inspections except by limiting them to normal working hours or not allowing inspections that would unreasonably limit or interfere with the building work.

Why do you require a handover inspection?

This is your last chance to detect any problems with the property before you purchase it and the contractor leaves. You want everything to be right in order to prevent disputes with the builder later on who is responsible for the issues and whether it is covered by your warranty.

What will our Resicert inspector do?

The inspector will pay attention to any specific concerns you may have about something that may be a problem, but you don’t feel the contractor has given a complete answer for. The inspector will conduct a top to bottom inspection, inside and out including:

  • Exterior siding and walls
  • Roof and flashing
  • Foundation and Basement walls
  • Every room including any fixtures, door and window hardware and fittings
  • Drainage (if there was any required)
  • Inspect to make sure all work is complete
  • Check the quality of the work
  • Ensure you are getting exactly your money’s worth

You want to be certain that  you are getting exactly what was expected.
