A builder must not prevent you (or a person authorised in writing to represent you) or your lending institution from examining the property work as allowed by the contract or by regulations under the Act. A contract cannot stop inspections except by limiting them to normal working hours or preventing inspections that would unreasonably restrict or prevent the building work.

Why do you need a handover inspection?
This is your last attempt to find any problems with the building before you take ownership and the contractor leaves. You want everything to be right in order to prevent disputes with the builder later on who is responsible for the problem and whether it is covered by the warranty.
What will our Building inspector do?
The inspector will take note of any specific concerns you may have about anything that could be a problem, but you don’t feel the contractor has given a complete answer for. The inspector will finish a top to bottom inspection, inside and out including:
- Roof and flashing
- Exterior walls and siding
- Basement walls and foundation
- Every room including any fixtures, fittings, door and window hardware
- Drainage (if there was any required)
- Examine and make sure all work is complete.
- Assess the quality of the work.
- Guarantee that you are getting exactly what you paid for.
