A builder must not stop you (or a person authorised in writing to represent you) or your lending institution from checking up the building work as allowed by the contract or by regulations under the Act. A contract cannot prevent inspections except by limiting them to normal working hours or forbidding inspections that would unreasonably limit or interfere with the building work.

Why do you need a handover inspection?
This is your last chance to detect any concerns with the property before you take ownership and the contractor leaves. You want everything to be right in order to avoid disputes with the building contractor later on who is responsible for the problem and whether it is protected by your warranty.
What will our Resicert inspector do?
The inspector will pay attention to any specific concerns you may have about many things that may be a problem, but you don’t feel the contractor has given a complete answer for. The inspector will complete a top to bottom inspection, inside and out including:
- Exterior walls and siding
- Roof and flashing
- Basement walls and foundation
- Every room including any fixtures, fittings, door and window hardware
- Drainage (if there was any required)
- Check to make sure all work is complete
- Check the quality of the work
- Ensure you are getting exactly what you paid for
