Inspection in Melbourne or Geelong
A builder cannot prevent you (or a person authorised in writing to represent you) or your lending institution from examining the building work as allowed by the contract or by regulations under the Act. A contract cannot stop inspections except by limiting them to normal working hours or not authorising inspections that would unreasonably impede or interfere with the building work.

Why do you need a handover examination?
This is your last chance to find any setbacks with the house before you take ownership and the contractor is done . You want everything to be right in order to avoid disputes with the builder later on who is responsible for the problem and whether it is covered by your warranty.
What will our property inspector do?
The inspector will take note of any specific concerns you may have about something that may be a concern , but you don’t feel the contractor has given a complete answer for. The inspector will complete a top to bottom examination, inside and out including:
- Exterior walls and siding
- Roof and flashing
- Foundation and Basement walls
- Every room including any fixtures, fittings, door and window hardware
- Drainage (if there was any required)
- Check to make sure all work is complete
- Inspect the quality of the work
- Make sure you are getting exactly what you paid for
You want to be assured you are getting exactly what was expected.
